The Hotel & Transit Center (HTC) project at Denver International Airport (DEN) was a landmark $544 million redevelopment that fulfilled the airport’s original 1989 master plan. Completed in late 2015 and fully operational by April 2016, the project transformed DEN from a traditional transit hub into a true destination, creating seamless connectivity between the city and the terminal.

The development includes a 519-room luxury hotel, the Public Plaza—an 82,000-square-foot open-air gathering space located between the hotel and Jeppesen Terminal—and the DEN Transit Center, a multi-modal transportation hub serving as a primary gateway between downtown Denver and the airport.

Sky Blue Builders served as a construction partner on the Hotel & Transit Center expansion at Denver International Airport, working as part of the MHS tri-venture team (Mortenson, Hunt, and Saunders). The project was delivered within one of the most operationally complex and highly regulated airport environments in the country, requiring close coordination among multiple contractors and stakeholders.

Sky Blue Builders performed a broad range of critical scopes, including caisson foundations; cast-in-place concrete from crawl space through Level 5; foundation excavation and backfill; foundation and roof drainage systems; civil and site concrete; and signage. The caisson scope included more than 560 drilled shafts ranging from 24 to 72 inches in diameter, with crews encountering challenging subsurface conditions such as claystone, Denver Blue, cemented rock layers, and lignite.

To maintain the aggressive schedule, multiple drill rigs operated concurrently, enabling high daily production rates while coordinating across a dense, multi-contractor site. Detailed planning around staging, trucking operations, material deliveries, and site access was essential to maintaining safety and schedule within an active airport campus.

Throughout the project, Sky Blue Builders applied disciplined field management, procurement, and cost-control strategies while adapting internal systems to meet DEN’s project-specific requirements for payroll reporting and document control. The Hotel & Transit Center expansion demonstrates Sky Blue Builders’ ability to integrate seamlessly into large, multi-firm delivery teams while executing technically demanding work in a live aviation environment.
