United Airlines Concourse B – Gate B24 Tenant Improvements

An existing storage area was transformed into operational flex space—including training, break, and support rooms—within an active airport concourse.

Client(s): United Airlines

Sector: Aviation

Location: Denver, CO

Status: Completed 2024

Delivery Method: Guaranteed Maximum Price (GMP)

Sky Blue Builders renovated existing United Airlines space on Concourse B at DEN to create the new B24 Flex Space. The project converted a former storage area into functional program space supporting day-to-day airline operations, including a training room, break room, unaccompanied minor room, locker room, two ADA-compliant restrooms, and a new IDF communications room.

The project was delivered under a lump-sum GMP contract and required careful coordination within an active concourse setting with ongoing passenger traffic and secure-area access requirements. Work was further complicated by unforeseen existing conditions and design challenges encountered during construction, which the team resolved through close field coordination and proactive communication with the owner.

Construction began following a preconstruction period and achieved substantial completion ahead of the original contract date. The project achieved strong M/WBE participation and further strengthened the relationship between Sky Blue Builders and United Airlines.
